Single Family Home Builder Vancouver: A Complete Guide for 2026

March 29, 2026 · 8 min read · Speera Custom Homes

Despite the wave of densification across Greater Vancouver, the demand for custom single family homes remains strong. For many families, a purpose-built single family home — designed around their lifestyle, neighbourhood preferences, and long-term plans — is still the right choice. The question is how to navigate the process in one of North America's most complex building markets.

This guide covers everything you need to know about building a custom single family home in Vancouver, Richmond, Burnaby, Surrey, Langley, Coquitlam, and the broader Lower Mainland — from choosing your builder to what happens on the day you get your keys.

Can You Still Build a Single Family Home in Vancouver in 2026?

Yes — and this is a common question given all the coverage of BC's new density legislation. The Small-Scale Multi-Unit Housing (SSMUH) rules introduced under Bill 44 expand what you can build on your lot. They don't take away the option to build a single family home.

In Vancouver's R1-1 zone, in Richmond's RSM zone, and across other Greater Vancouver municipalities, single family homes remain a permitted use on residential lots. You simply now have more options than you did before — which may or may not change the best use of your particular property.

One important consideration: if your lot could support a duplex or multiplex at meaningful additional value, it's worth at least understanding your options before committing to a single-family build. A good builder will help you make that assessment honestly.

How Custom Single Family Home Construction Works

Phase 1: Lot Assessment and Pre-Design

The process begins with a thorough assessment of your lot. Your builder reviews zoning regulations, allowable floor space ratio (FSR), setbacks, lot coverage limits, and any heritage or neighbourhood design guidelines that apply. This determines the envelope of what can be built and informs the design brief.

If you don't yet own a lot, experienced builders can advise on what to look for when evaluating sites and what's achievable on lots you're considering.

Phase 2: Design and Architecture

A licensed architect or designer develops your floor plans, elevations, and specifications. For a custom home, this is where your vision takes shape — the layout, ceiling heights, window placements, garage configuration, and outdoor living spaces are all established here.

Your builder should be actively involved during design to flag constructability issues, cost implications of design choices, and compliance with local building guidelines. A design that works beautifully on paper but doesn't account for construction realities will cause problems later.

Phase 3: Permits

New custom single family home construction requires a development permit (in most municipalities) and a building permit. Permit timelines vary significantly by city:

A builder with genuine experience in your municipality will submit complete, compliant applications that minimize back-and-forth with the permit office.

Phase 4: Construction

Once permits are in hand, construction begins. Key milestones include site preparation and foundation, structural framing, building envelope (windows, roofing, cladding), rough-in mechanical and electrical, insulation and drywall, and finishing trades (millwork, flooring, tile, painting, fixtures). The construction schedule depends on the size and complexity of your build.

Your builder should provide regular progress updates and give you access to the site at appropriate stages. Changes made after construction has started are costly — good communication during design and pre-construction reduces the likelihood of scope changes mid-build.

Phase 5: Occupancy and Warranty

Before you can move in, the municipality must issue an Occupancy Permit confirming the home meets all code requirements. Your builder also provides the mandatory BC new home warranty — 2 years on labour and materials, 5 years on the building envelope, and 10 years on structural defects. This is a legal requirement, not optional.

Choosing a Single Family Home Builder in Greater Vancouver

Verify HPO Licensing First

Any builder constructing a new home in BC must be licensed with BC Housing's Homeowner Protection Office. Check the builder's licence number directly on the BC Housing HPO registry before any other conversation.

Look at Completed Projects in Your Municipality

Ask for a portfolio of completed single family homes — not renderings, not work-in-progress. If possible, visit a completed project. The quality of millwork, transitions between materials, and finishing details tells you a great deal about what to expect on your own build.

Ask About Their Permit Track Record

Each municipality in Greater Vancouver has its own permit process and quirks. A builder with genuine experience in your city will be able to walk you through how the permit process works there and what to expect. Vague answers suggest limited local experience.

Confirm They Handle the Full Scope

For a custom single family home, you want a turnkey builder — someone who manages design coordination, permits, all subtrades, and final inspections. If you have to coordinate between a separate designer, permit expediter, and general contractor, you're taking on project management risk that should be the builder's responsibility.
