Can You Still Build a Single Family Home in Vancouver in 2026?
Yes — and this is a common question given all the coverage of BC's new density legislation. The Small-Scale Multi-Unit Housing (SSMUH) rules introduced under Bill 44 expand what you can build on your lot. They don't take away the option to build a single family home.
In Vancouver's R1-1 zone, in Richmond's RSM zone, and across other Greater Vancouver municipalities, single family homes remain a permitted use on residential lots. You simply now have more options than you did before — which may or may not change the best use of your particular property.
One important consideration: if your lot could support a duplex or multiplex at meaningful additional value, it's worth at least understanding your options before committing to a single-family build. A good builder will help you make that assessment honestly.
How Custom Single Family Home Construction Works
Phase 1: Lot Assessment and Pre-Design
The process begins with a thorough assessment of your lot. Your builder also provides the mandatory BC new home warranty — 2 years on labour and materials, 5 years on the building envelope, and 10 years on structural defects. This is a legal requirement, not optional.
