When a Single-Family Home Makes More Sense

You want maximum design freedom. A single-family home gives you full control over the floor plan, layout, and flow of the house. No party walls, no mirrored layouts, no strata considerations. If you have a specific architectural vision, a single-family home is the way to realize it.

Privacy is a top priority. No shared walls, no shared lot, no strata obligations. You own the entire property and have complete autonomy over your home and yard.

Your lot doesn't support a duplex. Some lots — due to size, zoning, setback requirements, or access constraints — simply don't work for a duplex. In these cases, a well-designed single-family home with a basement suite can still generate rental income while maximizing the lot.

You're building your forever home. If this is the house you plan to live in for 20+ years and you're not primarily motivated by investment returns, a single-family home tailored exactly to your family's needs often makes the most sense.

When a Duplex Makes More Sense

You want to offset your mortgage. A duplex gives you a complete second unit that can generate significant rental income — often $2,500 to $4,000+ per month in Greater Vancouver depending on size and location. If you live in one side and rent the other, this can dramatically reduce your housing costs.

You want to maximize property value. On many lots, a duplex will be worth more than a single-family home because you're creating two separate, sellable units. If you strata-title the property, each side can be sold independently — often at a higher combined value than one single-family home.

Multi-generational living. Duplexes work exceptionally well for families who want to live close together but with separate, private spaces. Parents on one side, adult children on the other — with completely independent entries, kitchens, and living spaces.

Your lot qualifies and the numbers work. If your lot is in a zone that permits duplexes and you can build enough total square footage to justify the additional construction cost, the financial case for a duplex is usually compelling.

What About Multiplexes?

With recent zoning changes across Greater Vancouver — particularly under BC's provincial housing legislation — many lots that previously only allowed a single-family home or duplex can now accommodate a triplex, fourplex, or even sixplex. The financial case for multiplexes is strong if you're building primarily for investment, but the design and permitting process is more complex. It's an option worth exploring if your lot qualifies.

How to Decide

The right answer depends on three things: your lot (what does zoning allow and what does the site support?), your goals (is this a family home, an investment, or both?), andyour budget (can you afford the additional construction cost of a duplex, and does the rental income or resale premium justify it?).
